The White Cliffs village
St Margaret's-at-Cliffe sits above St Margaret's Bay on the AONB clifftop. Housing is a mix of Victorian and Edwardian cliff-view villas, 1930s bungalow rows, and modern infill. The sea view drives the aesthetic and drives the corrosion problem - anything external in salt-spray range fails faster than the specifications suggest.
What we see most
- Marine-grade external work - IP65 minimum on any external fitting, stainless-steel or marine-grade aluminium bodies. Painted-steel bollards fail in 3-5 years here.
- Solar surveys - roof orientations are usually south-facing (built to see the Bay), but AONB planning is a factor on principal elevations.
- Consumer unit upgrades - the 1930s bungalow stock is often on its second or third board.
- EICR reports - a lot of properties are second homes or short-let.
Kent Downs AONB constraint
St Margaret's-at-Cliffe is within the Kent Downs AONB. Solar panels on principal or side elevations visible from the highway need a full planning application. Rear-elevation solar is permitted development. External meter box relocations and EV charger cable routes on street-facing elevations sometimes need consent. We handle the applications - typical planning fee £206 for a householder application, 8 weeks statutory determination.
