Full rewire
A full rewire replaces every final circuit in the house back to a new consumer unit. That includes:
- New ring-final circuits (downstairs and upstairs)
- New lighting circuits (usually one per floor)
- New immersion / hot water feed if you have a cylinder
- New shower circuit (usually 10mm on a 40A or 45A MCB)
- New cooker circuit (usually 6mm on a 32A MCB)
- New sockets, switches and light points to modern positions and heights (Part M compliant)
- New consumer unit
- Main bonding to gas and water, supplementary bonding in bathrooms as required
Chase depth is kept to the minimum permitted under BS 7671. On Victorian lime-plaster walls in the port core, we use surface trunking where a chase would destabilise the plaster.
Partial rewire
A partial rewire is targeted. You get an EICR back with two C2 codes and a C3, and you want the C2s cleared without a full house-strip. We rewire the circuits that failed, retest, and reissue the EICR as Satisfactory.
Common targets on Dover EICRs:
- Rubber-and-lead T&E from the 1950s and 1960s upgraded to modern 6491X and 6242Y
- Extended ring-finals where a spur has become a spur-of-a-spur (a C2)
- Lighting circuits without a CPC (no earth on the switch drop - a C2 for any Class 1 fitting)
- Immersion feeds shared with a socket ring (a C2 for overload)
- Bathroom supplementary bonding missing in older properties (a C3 or C2 depending on installation age)
Pricing
Full house rewire including new consumer unit: from £2,990, whether it's a 3-bed Victorian terrace or a 4-bed post-war semi in Whitfield or Aycliffe - final price depends on property size, circuit count and access. Partial rewires (1-3 circuits): £680 to £1,850.
Do you make good afterwards?
We do the electrical make-good (skim over chases in bonding plaster, refill under-carpet floorboards, reseat sockets and switches flush). We do not do the decorative make-good (final skim coat, painting, wallpaper). Happy to recommend a plasterer.
Timing
3-bed full rewire: 5 to 7 working days. Partial rewire (1-3 circuits): 1 to 2 working days.
